Acabanes is a luxury villa in the Dordogne, full of charm and character
and beautifully renovated to retain its original stone walls and
beamed ceilings. It includes all the modern facilities expected in a
holiday property (see
equipment
page for details).

Downstairs, the focal point is a large sitting room 9m x 8m which is
open to a timbered "cathedral" ceiling and large mezzanine area. A
Jotul wood burning stove adds warmth and character. For
entertainment there is a 7x4 ft slate bedded Championship Pool Table,
a 50" High Definition 1080 Pansonic Plasma TV, DVD and Surround
Sound System.
The kitchen and dining area leads from the sitting room. The kitchen
is 9m x 4m with beamed ceilings, tiled floors and modern oak
fitted units. It also has a Jotul wood burning stove, large
Rangemaster electric double
oven and five ring gas hob, microwave, dishwasher, washing machine, large fridge/freezer
and ice making machine.

The kitchen opens through French doors, onto a partly covered tiled
terrace. Here is a BBQ, along with table and chairs, ideal for 'al
fresco' dining or just simply enjoying the views over the lower
garden, swimming pool and surrounding countryside.

The villa has four large double bedrooms. The two downstairs bedrooms,
Lavande (Lavender) and Vert (Green), each have en-suite shower rooms and French doors
leading directly onto small private terraces and then the swimming pool
beyond (these doors can be looked to restrict access to the pool area
for young children).

There are two bedrooms upstairs, Rose and Jaune (Yellow), with a
shared bathroom. They both have Velux windows to enable the bedrooms
to be vented and cooled when the summer temperatures are very
high.

The bedrooms are provided with
tea and coffee making facilities.
Child friendly stairs, with stair gates at the top and bottom, lead
from the sitting room to an upper mezzanine area, part of which can be used
as a self-contained playroom, with a sturdy safety gate. Within this
area there are various games and activities provided including; table
football; a small snooker table; and a dartboard. There are two
separate seating areas on the mezzanine, one consisting of two wicker
chairs and a table which makes an ideal reading corner.
The second area within this mezzanine can be
partitioned with full length curtains and used as a fifth bedroom,
with two single beds. When not in use as a bedroom, this area is used
as a 'snug', with the two beds converting into relaxing settees. In
this area is a 28" Widescreen Television which is connected to a DVD
player.

From the mezzanine there is access onto a large 4x3m balcony, which is
an ideal place for afternoon tea; to soak up some sunshine; or to
enjoy a drink watching the sunset over the valley (a drinks
fridge is provided to save you the long walk to the
kitchen!).
The gardens extend to nearly three acres. There is a fenced lower
garden of two acres with a 11x5m swimming pool and children’s play
area. Basketball, table tennis, football goals and boules are all available, as are six adult Raleigh bikes (with front
suspension). For our younger guests there are two small bikes (one for
a child aged up to five and the other for a child up to ten); a
trailer bike; and two baby/toddler seats for the Raleigh bikes.
Adjacent to the swimming pool is a gym
and sauna room, which has a four person infra red sauna, exercise
bike and a York 925 multi-gym.
