Acabanes is a luxury villa in Dordogne, full of charm and character
and has been beautifully renovated in order to retain its original
stone walls and beamed ceilings. Yet it has been modernised to the
highest standards and includes all the modern facilities expected in a
holiday property (see
equipment
page for details).
Downstairs, the focal point is a large sitting room 9m x 8m which is
open to a timbered "cathedral" ceiling and a large mezzanine area. A
large Jotul wood burning stove adds warmth and character. For
entertainment there is a 7x4 ft slate bedded Championship Pool Table,
along with a 42" High Definition Hitachi Plasma TV, DVD and Surround
Sound System.

The kitchen and dining area leads from the sitting room. The kitchen
is 9m x 4m with beamed ceilings, tiled floors and modern solid oak
fitted units. It also has a Jotul wood burning stove, very large gas
oven and five ring hob, microwave oven, dishwasher, washing machine
and large fridge/freezer.
As you pass through the villa, the kitchen opens through French doors,
onto a partly covered tiled terrace. There is a BBQ, along with table
and chairs, ideal for 'al fresco' dining or just simply enjoying the
views over the lower garden, swimming pool and surrounding
countryside.
The villa has four large double bedrooms. The two downstairs bedrooms,
Lavender and Vert, have en-suite shower rooms, with French doors that
lead directly onto their own private terraces and the swimming pool
beyond (the doors can be looked to restrict access to the pool area).
There are two further bedrooms upstairs, Rose and Yellow, with a
shared bathroom. The upstairs bedrooms are equipped with air
conditioning units to make your stay more comfortable in higher
temperatures.

The double bedrooms are provided with
tea and coffee making facilities.
Child friendly stairs, with stair gates at the top and bottom, lead
from the sitting room to a mezzanine area, part of which can be used
as a self-contained playroom, with a sturdy safety gate. Within this
area there are various games and activities provided including; table
football; a small snooker table; and a dartboard. There are two
separate seating areas on the mezzanine, one consisting of two wicker
chairs and a table which makes an ideal reading corner.

The second area within the mezzanine can be
partitioned with full length curtains and used as a fifth bedroom,
with two single beds. When not in use as a bedroom, this area is used
as a 'snug', with the two beds converting into relaxing settees. In
this area is a 28" Widescreen Television which is connected to a DVD.

From the mezzanine there is access onto a large 4x3m balcony, which is
an ideal place for afternoon tea; to soak up some sunshine; or to
enjoy a drink whilst watching the sunset over the valley (a drinks
fridge is provided on the mezzanine to save you the long walk to the
kitchen!).
The gardens extend to nearly three acres. There is a fenced lower
garden of two acres with a 11x5m swimming pool and children’s play
area. Basketball, table tennis, football goals and boules
are also available, as are six adult Raleigh bikes (with front
suspension). For our younger guests there are two small bikes (one for
a child aged up to five and the other for a child up to ten); a
trailer bike; and two children's seats for the Raleigh bikes.
Adjacent to the swimming pool is a gym
and sauna room, which has a four person infra red sauna, exercise bike
and a York 925 multigym, along with a toilet and a cold shower.
